How the estimate works

A census tract counts when its centre falls inside the circle. City tracts are small, so the figures are close there. In rural areas a tract can be miles across, so the 1-mile figure can miss people whose tract centre sits just outside it; use the 5 and 10 mile figures for rural sites.

What you get for each circle

The population, the typical family income (the median family incomes of the tracts inside, weighted by population), the share of people in low- and moderate-income tracts, and the minority share. All of it lands in the download next to your own columns.

Where the data comes from

Population and income for every census tract from the FFIEC's 2026 census file, the Census Bureau figures bank examiners use, with tract shapes from the Census Bureau. Addresses are placed with our own US address data, and every row shows how sure we are of its location.

Which radius sizes do I get?

1, 3, 5 and 10 miles for every address, which covers most site selection and trade area questions.

How accurate is it?

It's an estimate built from whole census tracts of about 4,000 people each. It's close in cities and suburbs; for rural sites the 1-mile figure can come in low, so lean on the 5 and 10 mile figures there.

Where does the income figure come from?

Each tract's median family income from the FFIEC census file, averaged across the tracts in the circle and weighted by population.

Does it work outside the US?

Not yet. It uses US Census Bureau data.

How many addresses can I check?

Up to 5,000 per list. The first 25 show straight away; enter a work email to check the rest and download the whole file.

Do you keep my list?

Your addresses are used to run the check. They aren't shared or sold.
