Many tracts were split or renumbered after the 2020 census, so a property's current tract number can differ from its Opportunity Zone tract. The checker tests the location itself against the designated 2010 shapes and gives you both tract numbers in the download.

What is an Opportunity Zone?
A low-income census tract designated under the 2017 Tax Cuts and Jobs Act. Investing capital gains through a Qualified Opportunity Fund in these areas can defer tax on those gains, and an investment held for 10 years can avoid tax on its own growth.
Why does my property show a different tract number?
Opportunity Zones use 2010 census tracts. If a tract was split or renumbered after the 2020 census, today's tract number won't appear on the list of zones even though the property is inside one. The checker tests the location, so the number can't fool it.
Are Opportunity Zones changing?
A 2025 tax law made Opportunity Zones permanent, with new zones designated every ten years starting in 2027. Until the new zones are published, this checker uses the zones designated in 2018, which are the ones in force today.
