Set-up (60 seconds)

Questions
How do I calculate distance from the subject property for each comp?
The template uses =DISTANCE(A4, $B$1, "mi") — a free InstaMaps formula that geocodes both addresses and returns miles. Sort by that column to see nearest comps first.
Does this work with partial addresses?
Yes — the geocoder resolves partial addresses and postcodes. =CLEAN_ADDRESS() shows the standardised address it matched, so you can verify each comp.
Can I share the comp map with a client?
The =INSTAMAP() cell holds a live, shareable map URL. Send the link — it updates automatically when you edit the sheet.
