What's inside
=CLEAN_ADDRESS()=GEOCODE()=CITY()=STATE()=INSTAMAP()- →Paste the client's raw list: addresses in A (any format, however messy), company and phone alongside.
- →Clean address, city, state and coordinates fill themselves. QA before delivery with =CLEAN_ADDRESS(A6, "check"), which adds a map link per row so you can catch any address that resolved to the wrong place.
- →Put the =INSTAMAP() link in your delivery email. It stays live, so revisions land in the same link instead of a v2 attachment.
- →For big client lists (10,000+ rows), use the batch menu instead of formulas, and bill the credit pack to the client as a project expense.
Set-up (60 seconds)
- Download the CSV above, then in Google Sheets: File → Import → Upload.
- Install the free InstaMaps add-on (100 lookups/day free; 1,000/day with a free email unlock).
- Turn the formulas on: in your sheet, open Extensions → InstaMaps → ⚡ Enable formulas (once per sheet). Any
#NAME?cells recalculate — reload the page if they linger. - Replace the sample rows with your data — every formula stays live.
Questions
A CSV is a commodity deliverable. A cleaned, geocoded, deduplicated list PLUS a live map the client can open, filter and share is a finished asset. Same hours, better handoff: quote it as "lead list with live map" and price the difference.
No. The map link opens in any browser. The sheet stays yours to work in; if the client wants the sheet too, share it like any Google Sheet (the formulas show their values to viewers).
The template and formulas are free for normal daily list work, and cached lookups never re-spend the allowance. Bulk client jobs past the free tier run on credit packs (10,000 lookups for £9, they never expire), which most VAs bill through to the client. Some team features are paid today and more may come, but the list workflow here stays free.
Use =CLEAN_ADDRESS(range, "check"). It returns the standardised address plus a Google Maps link to the exact point it resolved, so a wrong-side-of-town geocode gets caught by you, never by the client.
